We are a leading provider and developer of affordable homes – for rent, sheltered, residential care and shared ownership. We own around 17,500 homes, employ 350 people, and have an annual turnover in excess of £100 million. We are looking for 4 Retirement Living Team Leaders to support the Retirement Living team. Key responsibilities · Proactively manage rent accounts, ensuring income maximisation. · Manage void loss ensuring that tenancies are ended effectively and new tenancies begun efficiently. · Working closely and intensively with residents who need additional support in order to maintain their tenancy. · Identify and appropriately address the Housing Support Needs of residents, developing and regularly reviewing Support Plans. · Seek nominations for Retirement Housing, attending nomination panel meetings where necessary and attract new residents to schemes by promoting the Retirement Living offer to both potential customers and relevant agencies. · Work with residents at the allocation stage, ensuring they are fully aware of their responsibilities under the terms of their tenancy and have all the necessary support to succeed and live as independently as possible. · Manage and enforce tenancy conditions (including taking relevant court action) whilst ensuring the resident is in receipt of sufficient support to successfully manage their tenancy. · Identify and appropriately manage any Safeguarding issues in relation to a resident, working with other agencies and maintaining thorough notes. · Identify and appropriately manage any antisocial behaviour, working with relevant agencies. · Neighbourhood/Scheme Management – ensuring Health and Safety check are carried out, and that any work/purchases for the scheme are completed. About you You will: · Demonstrate the ability to manage a small team. · Demonstrate strong communication skills that are adaptable dependent on audience. · Have an ability to prioritise a varied workload. · Be a confident report writer. · Be confident to make decisions independently. · Have a flexible and innovative approach to service delivery. · Have the ability to remain calm under pressure and manage complex customer issues.
