LIV, a leading block management agent, is looking to appoint an experienced on site concierge for a recently completed and highly prestigious apartment block in Salford Quays, with 70 premium privately owned apartments. The successful candidate will be the ‘face’ of the development; the first point of contact for residents and visitors, and act as an interface between the LIV office and residents on site. The role is ideally suited to someone that has worked in this capacity previously, who is personable, hands on, friendly and with excellent customer service skills. Taking responsibility and having great pride, in the running and appearance of the development is vital, along with being able to meet and work with people in a confident and professional manner. The ability to multi-task and think quickly whilst remaining calm is very important. The role incorporates elements of a traditional concierge, with the added requirement for a proactive and self-motivated approach to ensuring the smooth day to day running of the building throughout the week. This includes undertaking routine building checks, regular walk arounds of the building and reporting any issues to the property management team by telephone and email. The role will involve lone working for large periods of time, and therefore would suit a self-starter with a disciplined and organised approach. Support will be given by the property management team at the LIV head office. Basic IT skills are required, as is a pride in appearance. IT equipment will be provided. LIV is committed to ensuring health and safety compliance from its staff and within the buildings that they manage. The successful candidate will be expected to understand and apply the relevant health and safety requirements to every element of their day to day activities. Primary duties will include but are not limited to: · Monitoring the supervision of authorised contractors instructed to carry out works on and around the property. Ensure all Health & Safety obligations are met and that periodic audit and regular routine checks are carried out and in place. Regularly inspect and audit all areas of the property, keeping detailed and accurate records of such. Prompt rectification of cleaning and maintenance issues arising. Timely escalation of serious matters/ areas of concern and or significant works to the Property Manager. Communicate & liaise with leasees and residents, identifying areas of concern, resolving day to day management and maintenance matters when they arise. · Effectively deliver a high level of service, ensuring all aspects of the property are fully presentable, serviced and properly maintained and high standards are achieved. Effectively respond to emergency queries out of normal office hours to include attending site if appropriate. Complete site inspection reports monthly maintaining the appropriate records and ensuring all action points are addressed. Work with the property manager to achieve effective cost control, regularly reviewing expenditure, assisting with setting service charge budget. Assist with the preparation of summary reports provided to the client. To carry out other items as instructed and directed by your Manager or as may be required.
