Our client, an incredibly successful and well-known estate agency, is keen to recruit a new Sales & Lettings Manager for their Amersham based team. The ideal candidate will have experience working as a Lettings Negotiator or Senior Negotiator and will be seeking the next step in their career. Candidates must be well organised and have exceptional attention to detail and must thrive when working under pressure.

Duties of the role will include (but are not limited to):

- Ensures all branch expenditure is within budget.
- Achieves individual targets for income and activity.
- Reviews dashboard daily and ensures adequate time management structures are in place to allow all members of the team to achieve their daily and weekly call targets.
- Monitors progress and coaches staff to improve performance.
- Ensures a quality property register is maintained and appropriate revisits for price reviews are undertaken.
- Ensure the client receives a weekly call regardless of viewing activity to re-enforce quality feedback and where appropriate plan for potential price reductions agreed.
- Structures and organises the diary to ensure that adequate time is given to key activities e.g. applicant management, client feedback, canvassing etc.
- Ensures the branch makes in excess of 30 connected outbound calls per person per day which are noted on the database
- Ensures that applicants are maximised. Ensure the focus is on requirements and understanding wants, needs and likes and booking multiple viewings. Ensure applicants are called regularly, at least one result is obtained from each call and viewings are actively followed up within 24 hours and feedback given to clients.
- Ensures that every property marketed is done so in line with guidelines and that a review has been done prior to marketing commencing so that the correct information can be provided to customers enquiring about the property
- Ensures staff meet their negotiator budgets. Sets and reviews targets on a regular basis, using weekly review form, e.g. call outs, daily targets, power hours, applicant management, weekly activity & opportunity reviews etc.
- Conducts regular monthly reviews using the latest Business Priorities document and the activity & opportunity logs to analyse and monitor the strengths and weakness of individuals, the team and the branch.

- Experience working as a Lettings Negotiator or Senior Negotiator
