Our clients, an established and prominent Residential Property Investment Company based in the North East, now seek a Residential Property Investment Manager to join the team. Working with investors from around the globe, they source, refurbish, let and ultimately manage the tenancies of residential property across the North East. As the Residential Property Investment Manager, your role is to work with investor clients, many of whom are overseas, and source high yielding residential property for them to purchase, following the process through to legal completion. Based in the North East and with frequent travel across the region, this exciting role will involve: •Working closely with investor clients to ensure you have a strong understanding of their requirements and investment goals •Viewing and assessment of the properties available for sale on the open market, including those recommended by agents, developers and by private treaty •Working with a large number of investors at any one time, ensuring you are constantly in tune with upcoming opportunities to purchase •Recommendation both verbally (telephone/skype) and in writing of properties to specific clients with full supporting evidence of the reasoning behind the recommendation •Provision of illustrative costs and potential returns within company templates •Instructing the team for negotiation with agents/developers to achieve desired pricing subject to total budget, costs, fees and taxes •Regularly communicating with Solicitors and Surveyors to give instruction and to obtain progress updates •Responding to new enquiries received by referral, clients, and from the company website – and arranging further discussions to fine tune specification per client •Renegotiating if necessary following survey or refurbishment costings •Managing a team of three •Expanding and developing the investor network across the UK and overseas •Correctly appraising property and development values and calculating annual yields •Continuous business development within the role, using your extensive industry knowledge, contacts and the variety of marketing tools at your disposal. With a strong background and proven track record working in the Residential Property sector, you will be a true professional with a deep understanding of the North East property market, have a passion for the industry along with a real drive and determination to succeed. You must: •Have a minimum of 5 years experience in Residential Property Sales and Valuations, in addition to possessing a strong working knowledge of the UK property market and the sales progression process •Have strong communication skills verbally and written, for both internal and external purposes •Possess strong client relationship skills, able to listen, communicate and understand your clients requirements •Have strong interpersonal skills for negotiation, both internally and externally •Be able to lead by example, including coaching your team when required •Familiarity with investment terminology, property regulators, legislation and taxation would be an advantage. •Must possess a full UK driving license The Reward •This is a senior role within the organisation, and as such, the basic salary and overall package is negotiable and designed to attract the best property professionals from across the industry •Company Car As this is a senior appointment within the business, we are seeking applications specifically from experienced property professionals only, ideally from either a Property Investment or Estate Agency background.
