A Social Housing contractor that has been established for well over 30 years and are one of the leaders in providing full Property Maintenance have a key requirement for a Scheduler/ Planner to work in Dunstable. As a Scheduler/ Planner based in Dunstable you will be responsible for: Review the longer-term schedule to determine whether there are too many or too few resources are assigned. Consider priorities being offered to tenants, the balance between responsive and more complex work, are estimated job times sensible, are the skill templates still valid for scheduling most work and does the skills matrix reflect the abilities of the operatives. Monitor operatives' diaries to ensure that the work is attended and operatives are kept busy. When an operative is short of work give them something from the follow-on queue, floating work or pull forward an appointment Assess all new incoming jobs to ensure they are appointed to the correct operative and sufficient information to complete works. Arrange if other resources or materials/plant/equipment are required and action. Arrange pre-inspections where necessary. Review and set buffers (i.e. short-term unavailability created to give flexibility during the day). This needs to be reviewed during the day and released as appropriate or ensuring that priority quotas are set correctly. Make sure that the schedule is optimised, check all operatives are busy, check for paired jobs, two man jobs and check jobs requiring special materials (Hard lock and notify operatives as appropriate). Manage the operatives and subcontractors schedule; all must be productive, travel time optimised, materials available and works fully resourced. Issue works to subcontractors and respond to scheduling queries. Manage unexpected events which impact on the works schedule such as emergencies, unexpected absences, adverse weather, jobs over running, etc. Arrange holidays for ops when requested, ensure its updated on QL/DRS, attendance record and holiday spreadsheet Contacting residents to move jobs and rearrange appointments as required. Take ownership for and book un-appointed jobs. Planning and scheduling un-appointed jobs, multi staged jobs (different trades or subcontractors required) and jobs requiring materials. Schedule follow-on works where further work is needed, or materials or other trades are required. Whenever possible the same operative is sent back for follow on work to ensure a sense of ownership of the problem. Assess Late scheduled / FOW appointment reports and action where necessary Rebook any missed appointments from residents or operatives Booking of training, operative meetings (TBT's) etc. Ensure work is carried out accurately, to a high standard and Central Bedfordshire Councils quality standards are met. Be responsible for 'First time fix' for all works; act to ensure works can be completed at first appointment. Updates job knowledge by participating in educational opportunities and complies with Central Bedfordshire Councils policies and procedures. As a Planner/ Scheduler you will have: Previous experience in a similar type of role Previous experience of good communication practices (phones, e-mails, IT packages inc.
